This is usually the first question—and Zillow doesn’t get the final vote.

Your home’s value depends on much more than square footage and the number of bedrooms. Location, condition, updates, land, views, garages and outbuildings, neighborhood, current competition and recent comparable sales can all play a role.

And in Colorado mountain and rural markets, two homes that look similar on paper can be very different in the real world.

An online estimate can be an interesting starting point, but if you’re seriously considering selling, we’ll look at your actual property and the current market to help determine a realistic price.

DO I NEED TO FIX EVERYTHING BEFORE I SELL?

Usually? No.

Before you start ripping out countertops or ordering new flooring, let’s talk.

Sometimes a few simple things—decluttering, cleaning, touching up paint, improving curb appeal and taking care of obvious maintenance items—can make a big difference.

Other times, spending thousands of dollars on improvements right before selling won’t give you thousands of dollars back.

HOW LONG WILL IT TAKE TO SELL?

There’s no magic number.

How quickly a home sells depends on the property, location, condition, price, competition and what buyers are doing in the current market.

One thing we can control is how your home enters the market.

Pricing it correctly from the beginning, presenting it well and making sure buyers actually see it gives you a much better starting position than simply putting it in the MLS and hoping for the best.
